Have you ever noticed that the housing market feels like someone flipped a light switch lately?
One week buyers are writing multiple offers.
Two weeks later… it’s quiet.
I figured out why.
After watching mortgage bonds every day, I noticed something… Every time rates climb about a quarter of a percent, buyers seem to hit the pause button. But when rates move back toward the 6.25% range, activity comes rushing back.
Mortgage bonds have sold off through March and again over the last couple of weeks, but each time they’ve bounced back from nearly the same level. While no one can predict the future, it’s a pattern that’s hard to ignore.
That’s changed how I advise clients.
Instead of trying to perfectly time the market, I encourage buyers to take advantage of lender float-down options when available. If rates improve before closing, great. If they improve after closing, we can always look at refinancing. Waiting for the “perfect” rate often means missing the right home.
